Ideal Homes Portugal & Hot Property Alerts · International real estate · Portugal & United Kingdom

Twenty-one years of international real estate, handed a second brain.

Chris White has spent two decades building agencies, coaching companies, events and media businesses across 23 countries, including the launch that sold 79 properties, €58 million, in seven minutes.

countries he has launched developments across, now feeding one operating layer

paid lead costs, filmed and run with a far smaller team than the old 27-person launch machine

The operator

Chris White's old launch machine was people: twenty-seven on the phones, thirty writers, PR teams, two CFOs paying the bills. It worked, famously. Seventy-nine properties, €58 million, sold in seven minutes, $9.2 million across seven of his businesses on the back of it. His question walking into the partnership was what that expertise becomes when the machine underneath it changes.

Seventy-nine properties, €58 million, seven minutes, and the twenty-seven people on the phones behind it.

What the layer does for him

The first proven result was lead cost. With Hot Property Alerts, the operating layer's agents read the ad account the way an analyst would, hook by hook against spend, reach and click-through, found the gap (a market selling only to the top 3% of ready buyers), and rebuilt the campaign educational-first. Lead costs came down, with a fraction of the old headcount doing the filming and none of the old back office.

If I put my business in the middle, it's 100 different team members, all experts, who never need to sleep.

Chris White

The part that changed his mental model was scope: nine email accounts and two WhatsApp accounts scraped into one morning picture of what he has missed; the books readable in place; his own two decades of mistakes trainable into a version of himself his team can question while he is out driving cars.

This is way bigger than what I thought it was.

Where it lands

Chris's frame for his teams is time, not cuts: the person at the top goes to the gym, everyone else feels allowed to. Questions that used to queue for him now go to the system, and the network effect is the part he keeps returning to, six thousand people in his orbit, most of them running businesses the old way.
